A few helpful tips for purchasing a home this holiday season

Are you currently shopping for a home? If you are getting ready to write an offer on a home this holiday season, here are a few helpful hints that I have learnt from experience:

·         Realtor / Mortgage Broker: if your Realtor or Mortgage Broker is away over the holidays, it is a good idea to meet with their replacement prior to them leaving. If you don't feel comfortable with their replacement, be honest with them. They can generally have someone else look after your needs while they are away to ensure you have a positive experience
·         Lawyer or Notary: if your closing date is set to be at the end of December, find out what days your lawyer's office is open and make sure  they can take on your file
·         Home Inspector / Appraiser: check the availability of your Home Inspector and/or Appraiser to have an accurate time frame for your subject removal dates
·         The biggest thing to remember from the financing perspective is that many banks will be closed for a few additional days over the holidays. Keep that in mind when deciding on your financing clause dates in your contract.

Be sure to give yourself plenty of time to deal with the additional details such as water potability tests, septic tank tests, insurance quotes and any other tasks that must be completed prior to removing your subjects.

Also, if you plan to be out of town, be sure to advise the parties involved so that you can have a plan set up for signing any documents.

Otherwise, stay safe and Happy Holidays!

This is merely a third party, custodial arrangement which means that your lender has used Computershare to review the mortgage and provide custodial certification to Canada Mortgage and Housing Corp (CMHC) for their government securities program. Computershare is the largest provider globally of many of the services they offer and the largest corporate trust service provider in Canada. They have successfully provided this custodial service to many Canadian bank and non-bank lenders for many years and they play a very important role in the Government of Canada’s NHA Mortgage-Backed Securities Program. Computershare has served as the exclusive Central Payor and Tr
